How Often Should a Boiler Be Serviced? A Wigan Guide

If you own a gas boiler, the short answer is once a year, every year. But there is a bit more to it than a diary reminder, especially if you want to keep your warranty valid and your home warm through a Greater Manchester winter. Here is what actually matters, without the sales patter.

The once a year rule, and where it comes from

Almost every boiler manufacturer, from Worcester Bosch to Vaillant and Ideal, asks for an annual service to keep the warranty valid. Miss a year and you can void cover that might otherwise run for five, seven or ten years, which is a costly gap if a heat exchanger or PCB fails later on.

It is also a safety point. An annual check by a Gas Safe registered engineer is the accepted standard for spotting problems like poor combustion or a blocked flue before they become dangerous. For landlords in Wigan and the wider borough, an annual Gas Safety Record (CP12) on rented properties is a legal duty, not optional.

When once a year is not quite enough

Some homes benefit from a closer eye. Older boilers past ten years of age, hard working systems in larger properties, or anything showing warning signs should not wait a full twelve months.

What a proper service should include

A genuine service is more than a visual glance and a certificate. A thorough visit takes roughly 30 to 60 minutes and should leave you with a written record of readings and any advice.

If an engineer is in and out in ten minutes with no gauges, you have not really had a service. You are within your rights to ask what was checked.

Timing it well and keeping costs down

The best time to book is late summer or early autumn. Booking in September or October means any faults are found before the cold sets in, and you avoid the December rush when a breakdown is far harder to fix quickly.

As a rough guide, a standalone boiler service in the North West typically runs somewhere around 70 to 120 pounds, depending on the boiler and your area. Many people fold it into an annual cover plan instead, which spreads the cost and usually bundles the service in. Neither is right for everyone, so it is worth weighing up against your boiler's age and your budget.

Frequently Asked Questions
Does a boiler service really need doing every year?
Yes for most homes. Manufacturers require it to keep the warranty valid, and it is the accepted safety interval for a gas appliance, so skipping years is a false economy.
Can I service my own boiler to save money?
No. By law any work on a gas boiler must be carried out by a Gas Safe registered engineer, and doing it yourself would invalidate both your warranty and your home insurance.
What happens if I have never had my boiler serviced?
Book one as soon as you can, ideally before winter. An engineer can assess its current condition, flag any safety concerns and, if it is still in warranty, help you get back on track with the manufacturer's requirements.
